Epe is the second best place to buy land in Lagos currently after Ibeju-Lekki.

The Lagos State government created a free trade zone, a sea port and an international airport at Ibeju-Lekki. Some of these projects are almost complete.

The Boulevard (Ketu, Epe)

The Boulevard is a newly launched estate located at Ketu, Epe, Lagos. It is approximately 715 meters from the Ikorodu-Epe road, which leads to the new Lekki-Epe international airport.

One of the selling points for the Boulevard Estate in Epe is its nearness to the road.

The area where the Boulevard Estate is located is projected to develop with an amazing speed because other real estate companies have bought lands in that area and are constructing already. 

Another reason why you should consider buying land at the Boulevard Estate in Epe is the proposed Lagos Film City at Ikosi-Ejirin Epe (Ikosi-Ejirin is about 25 minutes away from the Boulevard Estate).

The Lagos State Government has signed a memorandum of understanding (MOU) with Del-york creative academy to build a film city at Ejirin, Epe on a 100 hectares land. A film city is a place with specific structures where movies are made.

For instance, if a producer wanted to create a movie with a historical theme, they need to locate a city with such features to make their jobs easy.

Ejirin is a historical city in Lagos. It was one of the most active trade ports during the colonial eras before the Apapa port was built.

When this film city is completed, it will attract both local and foreign movie makers to the area. It will also drive up the price of properties within the axis. This will also attract big businesses like 5 star hotels.

However, this won’t be the situation for long because other real estate companies are equally buying large expanses of lands around Naevia town quickly.

 Naevia town is 1.5km from the Ikorodu-Epe road, which is about a 3 minutes drive.

There are two Coral city estates in Epe, one is at Igbooye and the other is located at Omu, Epe. These two towns are border towns between Lagos and Ogun state. 

Just like other estate projects located in the Epe axis, Coral city has the potential to bring in a huge return on investment. However, Coral city is best for land banking.

Land banking is the act of buying land and holding it for a longer period with the intention of reselling. The developers of this Estate are not planning to develop it anytime soon.

You can purchase this land for your kids or unborn kids. When they mature, they can sell this land and use the proceeds to set themselves up.

A 500 sqm plot goes for 3,500,000 Naira. You can purchase this land  with an initial deposit of 1,000,000 and spread the balance between 6 months. You can also spread your payment to 12 months after the initial deposit but there will be an interest which will result in you paying a total sum of 4,200,000 Naira.

Where Should I Buy?

There are few factors that determine which of the lands for sale in Epe you should buy. Some factors to consider are how much you want to invest, will you be using the land for land banking? If yes, how long are you willing to wait? Do you want to build on the land?

If you want a land in Epe that you can buy with little money for land banking and get your ROI within a shorter period, the best option for you is the Boulevard estate in Epe.

My reasons are because it’s close to the road, it’s affordable and the developers are ready to start working on it immediately.

If you are looking for the best property for land banking, I recommend Coral city. You can buy it for your kids or unborn kids and leave it for maybe 20 years. When your kids are done with their University education, they can sell a few plots and maybe start a business with it.

If you have big bucks to spend on land in Epe, then your best bet is Monte Carlo. Monte Carlo is where the 1% of the exclusive population will reside in Epe. Waterfront properties like Monte Carlo are expensive all over the world.

For the price Monte Carlo is currently selling, it is a great deal. Once the building of the facilities commences, the value will begin to skyrocket. You can decide to resell or build a house in it to rent or live.
